interested in waterfront property

I was wondering if anyone has any or knows of any waterfront property for sale by owner on Black Lake?. I tried to take a ride around the lake but I don't want to invade on anyones privacy so there was a lot I could not see. I am just looking for something around the $20,000 's just to get me there because I love Black Lake soooo much. If anyone could please help I thank you so much. :)

Good luck on the 20k thing. Keep an eye on the local realty listings in the papers.

Im interested in water front land for 20,000 or 25,000 if you hear of any. we just love it up there.

JUST FOR YOUR INFO. THE TOWN TAX DEPARTMENT USES $450. A FOOT OF LAKE FRONT TO PUT A LAND VALUE ON THE LOTS. SO GETTING SOMETHING ON THE LAKE IN YOUR PRICE IS NOT GOING TO BE EASY. BUT GOOD LUCK

Jack,
What town has those evaluations? I am on the north end of the Black Lake and own 285 ft. of lake front property. Your figure of $450 per foot would put me over $128,000. just on my land value.....just not true. I am assessed way under that....thank God!

I HAVE 110 FT. OF WATER FRONT, AND MORRISTOWN PUT THE VALUE AT 45,000 JUST UNDER THE NUMBER THEY GAVE ME THEY USE. IT WAS JUST CHANGED LAST YEAR FROM 35,000. I WOULD LIKE TO PUT A SMALL CABIN ON THE LOT BUT WHO KNOW HOW MUCH THAT WOULD JACK IT UP. TAKE CARE JACK
